While the crises in the financial sector, the capital markets, the real estate industry, and the economy in general are very troubling, there are and will continue to be significant niche opportunities. One of those opportunities is the acquisition and management of large apartment projects. Sentry and its partner for more than 16 years, Thompson Michie Associates, have teamed up to create a $100 million fund (the “Fund”) that will focus in this recession protected segment of the marketplace. Beginning in 1992, Sentry and Thompson Michie have acquired 15 apartment projects in 5 states, for approximately $285 million, consisting of approximately 5,300 units. The internal rate of return on their invested capital has exceeded 25% per annum. The Fund is being organized to continue the historically successful real estate investment partnership between Sentry and Thompson Michie.
